The Diagonal-Besos Campus Consortium has awarded cpm the construction and operation of a conventional office building and coworking space of 7,325 m2 in which will be located mainly technological SMEs linked to the studies taught by the Polytechnic University of Catalonia (UPC). The architectural, economic and management proposal for the new cpm building has been imposed on those submitted by other multinational companies interested in the project.
The construction of the new office building for SMEs, start-ups and coworking spaces will begin next September and is expected to end in June 2022, with a global budget of EUR 15 million. The boost to the circular economy will have a very important role in the whole process, both constructive and operating, since cpm has presented several firm commitments to collaborate with organizations of the third sector in the management of the project and also committing to occupy a very significant percentage of people at risk of social exclusion. cpm is a signatory of the principles of sustainable development of the Spanish Network of the United Nations Global Compact and is committed to the Sustainable Development Goals (SDG) of the 2030 Agenda.
It is estimated that the demand for ‘coworkings’ will represent between 5% and 10% of the total office park in Barcelona and Madrid in some years, aspiring to reach up to 30% of the total market in 2030 in Spain. In large economic capitals such as London and New York, shared offices already account for 15% of the total. The construction awarded to cpm will feature a unique design work of the prestigious office Q30 Architecture and will be added to the new buildings of this important center of union between university knowledge and the economic development of Barcelona. At this point, it is worth pointing out that the consortium that manages the Diagonal-Besos Campus has not only awarded the Triple Hèlix CDB UTE – made up entirely of cpm and Arcadi Pla – the construction of the collaborative office building, it has also commissioned the concession of its commercial exploitation for a period of 75 years, extendible to 15 years, thus enhancing the business line of concessions started in cpm with the construction and operation on the Bellvitge campus of the University of Barcelona of a student residence with more than 200 places and a period of exploitation of 38 years.
